Answers to some frequently asked questions from title companies/banks/lenders:
- We are a site condo association, and have no common buildings, parks, etc. Each homeowner owns title to his/her unit, and is responsible for insuring his/her property. The Association does maintain some insurance, but does not insure individual homeowners’ properties. Please direct additional insurance-related questions to Hylant, our broker: patty.jordan@hylant.com.
- The Association does not pay any utility costs, as we are a site condo association. All utility costs are billed directly to, and paid by, individual homeowners.
- We are run by our five-member volunteer Board of Directors, not a separate management company.
- The Association charges annual assessments, which vary in amount from year to year. For calendar year 2024, dues are $265. The annual assessment is payable not later than January 31 of each year, with $10/month late fees applicable to late payments.
- As of July 23, 2024 there are no outstanding or proposed special assessments. (Please check with the Board for the most up-to-date information.)
- There are no transfer fees payable to SNCA.
- There is a status letter fee of $50. Please make your check payable to Saline Northview Condominium Association and mail it to P.O. Box 626, Saline, MI 48176.
- All units within the Association are governed by our Consolidated Master Deed, our Bylaws, and regulations and rules as promulgated by the Association. Many of those documents are available for download through the Washtenaw County Register of Deeds (for a fee), or for free from our “Important Documents” page.
- SNCA does not have a right of first refusal on properties sold within the subdivision.
